About Loi Tran

Loi Tran is a Loan Officer with Loan Factory who works with California borrowers on home purchases, refinances, and reverse mortgages. He reads every consultation request himself, and you can reach him directly by phone at 415-297-6703.
Loi Tran's NMLS is 454267 (California license CA-DFPI454267), and he originates loans through Loan Factory.
What Loi does
Loi's work is education first and origination second. Every guide published here exists so a borrower can understand a loan — its rules, costs, process, and downsides — before deciding whether to apply. When a borrower is ready, Loi handles the application and origination through Loan Factory: comparing the loan types that fit the borrower's situation, documenting the file, and carrying it from application to funding.
The loan types covered include conventional and high-balance loans, FHA, VA, and USDA loans, jumbo loans, refinances including cash-out and divorce buyouts, home equity options, renovation loans, and reverse mortgages (HECM and HECM for Purchase).

What Loi does, and what he does not do
Loi's work is California mortgages: purchases, refinances, and reverse mortgages for California homes. He is licensed only in California, so every program rule, tax treatment, and loan limit discussed here is the California version, checked against the California county the property sits in. A borrower in another state gets a referral to a loan officer licensed there, not a California answer stretched to fit.
Most first conversations are short. A caller explains what they are trying to do — buy before selling, lower a payment, help a parent stay in the family home — and Loi works through the numbers that decide whether the loan is real: the county loan limit, the down payment or equity the program requires, and the costs that borrowers most often miss. If the loan does not fit, the answer is no, with the arithmetic shown and the alternatives named.
Reverse mortgages are a large part of the practice, including HECM for Purchase for buyers 62 and older. Those conversations involve family members whenever the borrower wants them in the room, and they start with the obligations — taxes, insurance, and upkeep — before the benefits.

A California mortgage question? Talk with Loi directly.
A consultation is a conversation, not an application. Loi will walk through your numbers, say plainly whether the loan fits, and tell you what it would take to qualify — whether or not you move forward. No credit pull to start.
