How we work
How a Mortgage Consultation Works
A consultation with Loi Tran is a working conversation about your situation and your options — which loan types fit, what each would cost, and what the process would look like. It is not an application, it does not pull your credit, and it creates no obligation to proceed.
What happens, step by step
- You say what you are trying to do. Buying a first home, refinancing, buying out a spouse, financing an ADU, or understanding a reverse mortgage — the goal sets the agenda. If you come through the contact form, the answers you give there are shown back to you before you send them, so the call starts from what you actually wrote.
- Loi works through your numbers with you. Income, debts, down payment or equity, and the property — enough to map your situation onto the loan types that could fit, and to name the ones that do not fit and why.
- You compare real options. For each loan type that fits: the rules that govern it, the costs it carries, the documents it needs, and the timeline it runs on. The aim is that you leave the call able to explain the choice back — not just repeat a recommendation.
- You decide whether to apply. If you proceed, the next step is a formal application through Loan Factory, which is where credit is pulled, documents are collected, and a Loan Estimate is issued. If you do not proceed, nothing is owed and nothing follows you.
What to have ready
- The goal and your rough timeline.
- Your income picture: employment, approximate income, and any support received or paid.
- Your current housing situation: rent, or the mortgage balance and home value if you own.
- The property, if there is one: county, approximate price, and type of home.
- Your questions — especially the ones other websites answered with a sales pitch.
Documents such as pay stubs, tax returns, and bank statements belong to the application stage. A consultation works from the numbers you know; nothing sensitive needs to change hands for a first conversation.
What a consultation is — and is not
- It is education and mapping: which loans fit, what they cost, what the process demands.
- It is not an application, a pre-approval, or a quote. Rates and payments depend on a full application and change with markets; anything discussed is an estimate for planning, not an offer.
- It is not tax, legal, or investment advice. Where a situation turns on those — a divorce settlement's wording, a Prop 19 transfer, an estate question — Loi will say so, and the right professional belongs in the conversation.
- It carries no obligation. You can take the information and do nothing with it.
Timing, stated honestly
Loi aims to hold the consultation at a time that suits your schedule and to come to it having read what you sent. No fixed response-time promise is made here, because a promise that cannot always be kept is worse than none. If your situation is time-critical — an offer deadline, a rate-lock question — say so when you get in touch, and that urgency becomes part of the plan.

A consultation is a conversation, not an application. Loi will walk through your numbers, say plainly whether the loan fits, and tell you what it would take to qualify — whether or not you move forward. No credit pull to start.
