Calculators

Mortgage Calculators

Six calculators for the arithmetic California borrowers actually face. Each one shows the formula it uses and works an example with its starting numbers, so you can check the math by hand. Results are estimates for planning — not a quote, an approval, or an offer of credit.

Start here

Start with the one that matches your job: buying a home — the payment calculator; refinancing — the break-even calculator; drawing on equity — the cash-out calculator. Whichever you open, the formula prints beside the result so the arithmetic can be checked.

The calculators

California Mortgage Payment Calculator

Builds a monthly payment from principal and interest, property taxes, insurance, and mortgage insurance, so the total is the one a lender would qualify.

Open the calculator

Debt-to-Income Calculator

Divides your monthly debts by your gross monthly income the way lenders do, and shows which debts are doing the damage.

Open the calculator

California Closing Cost Calculator

Estimates cash to close: down payment, lender and third-party charges, prepaids, and the first escrow deposits, minus credits and deposits already paid.

Open the calculator

Property Tax and Insurance Estimator

Estimates the tax and insurance part of a California housing payment from the purchase price and the Prop 13 rules, including the first-year supplemental effect.

Open the calculator

Refinance Break-Even Calculator

Divides a refinance's costs by its true monthly saving — and shows total interest over the loans' lives, so a longer term cannot hide inside a lower payment.

Open the calculator

Cash-Out Refinance Calculator

Works out how much equity a cash-out refinance can reach at a given loan-to-value, what the new payment looks like, and what the cash costs over time.

Before you trust a number

Use your county's tax figures rather than a national average, and include mortgage insurance when your down payment calls for it. Compare loans over the years you will actually keep them, not over a full term you will not serve.
